Oftentimes, the biggest obstacle that lies between California homeowners and the home improvements they need to save energy and reduce their carbon footprint is the upfront cash it takes to pay for those upgrades. But we know that saving energy while keeping our homes comfortable and healthy is good for Californians, good for the greater East Bay area, and good for the state of California, so are there programs available to help pay for these home improvements?
There is, and it’s called Property Assessed Clean Energy financing, also known as the PACE program here in California. In short, this loan program allows California homeowners access to upfront funding for energy-saving home upgrades at a low, fixed interest rate and $0 down. Let’s dig a little deeper into the PACE energy program and how you can use PACE loans for the many services Hassler provides.
Projects That Qualify for PACE Financing
This flexible financing option is available for most, if not all, of the home upgrades that protect your home from the elements (like storms, wildfires, and earthquakes) as well as the upgrades that decrease your energy use and increase your use of renewable energy. This includes projects that fall into the following categories:
Heating
Air conditioning
Roofing
Windows and doors
Solar
Drought tolerant landscaping
As long as the project is aimed at increasing your energy efficiency, Hassler can help you qualify for PACE financing!
How PACE Works
Home improvement loans through PACE operate a little differently than traditional home equity lines of credit, private loans, and credit cards. PACE is an acronym for property assessed clean energy, meaning the amount you are able to borrow will depend on the value of your home (among a few other factors).
With PACE, you can borrow up to 20% of your home's value, with a cap of $250,000. This can be used to cover 100% of your project costs, and you can even delay the first payment for up to 17 months! Other benefits of PACE financing include:
Approval is not based on a credit score
Contractors (like Hassler) are approved for quality control
Contractors are paid after work is completed to your satisfaction
